Swinerton provided general contracting services for the construction of six new multi-family apartment buildings atop an 8.5-acre lot. The six buildings have 188 total units across 180,000 square feet. They include 102 one-bedroom units, 72 two-bedroom units, and 12 three-bedroom units. In the main building, residents have access to amenities including a lap pool, a fire pit, and a fenced dog park with dog wash stations. The ground floor incorporates core and shell space for future retail/commercial buildout. As part of the project, Swinerton completed significant sitework that required moving an estimated 30,000 cubic yards of dirt and installing erosion control measures and a large detention pond to protect state waters traversing the site.

Swinerton provided general contracting services for the construction of a new 12-story mixed-use building in Denver’s RiNo neighborhood. The building incorporates 92 apartments with retail and office space. Utilizing post-tensioned, cast-in-place concrete, it features a brick façade, punched windows at the apartments, and a curtainwall system at the retail, office, and amenity spaces. The ground floor frontage houses core and shell retail space for future buildout.

Levels 2 and 3 are situated above ground floor retail space and consist of elevated ramped parking with 89 stalls. Additional subterranean parking provides 21 additional stalls. Level 4 houses approximately 7,600 square feet of leasable core and shell office space and seven apartments. Level 5 houses amenity spaces, a swimming pool, six apartments, and an additional 2,600 square feet of leasable core and shell restaurant space. Level 6 houses an indoor fitness area and six apartments. Levels 6-12 house the balance of apartments. The unit mix for the 92 apartments is 23% studios; 35% one bedrooms; 31.5% two bedrooms; 3% three bedrooms; and 7.5% penthouse units. Included within the 92 apartments are eight affordable units, consisting of (5) one bedrooms and (3) two bedrooms.

Swinerton is providing general contracting services for the construction of a new six-story mixed-use building in Charlotte’s Optimist Park neighborhood. It is located just three blocks from the Joinery Phase 1 and 2, which Swinerton also constructed. Oxbow will feature 389 residential apartment units ranging from studio apartments to four-bedroom units. Amenities include terraces, workout rooms, a rooftop deck, a courtyard, bike storage, and secure parking. The ground level will incorporate core and shell office and retail space ideal for boutiques, coffee shops, and other neighborhood services.

The project will feature sustainable systems, including high SEER-rated HVAC systems, energy-efficient appliances and rooftop solar panels to power amenity areas. The units will contain in-unit composting, low-VOC paint, low-energy LED lighting and energy-conserving smart thermostats. Tenants will have access to shared electric vehicles, ranging from e-bikes and e-scooters to electric cars.

The new structure will be a two-story concrete podium, which will house below-grade parking, topped with a five-story hybrid structure of stick frame with cross laminated timber slab from Swinerton’s mass timber subsidiary, Timberlab. Approximately 50% of the structure will feature exposed mass timber ceilings using Austrian spruce timber.

Swinerton provided general contracting services for the construction of a six-story apartment building called The Joinery. The property has 83 units, 2,000 square feet of retail space, and no structured parking. The building is Charlotte’s first multi-modal building, offering residents a range of transportation options including electric bikes, scooters, and electric cars to rent; walkability; and easy access to the light rail. Residential amenities include an outdoor courtyard with grills and green space.
